Good morning, ladies and gentlemen, and welcome to the first evidence session for the Housing and Regeneration Bill. I will open with an apology: normally, I would stand to welcome you, but technology apparently dictates that Members and witnesses must remain seated so as not to go off the microphone, which makes life difficult for the Official Report. For that, I apologise. This morning we will hear evidence from representatives of the Local Government Association and London Councils.
